Talotekniikka
Kiinteistö liitetään kaukolämpöön.
Rakennuksen jäähdytys toteutetaan kaukokylmällä. Rakennukseen tulee seuraavat kaukojäähdytyssiirtimet sekä jäähdytysverkostot ja laitteineen.
Tavanomaiset kylmä- ja lämmin käyttövesi kiertojohtoineen. Lämpimän käyttöveden valmistus tapahtuu kaukolämmöllä. Rakennukseen toteutetaan sade-, jäte- ja laboratorioviemärijärjestelmät. Kalusteet ovat vakiomallisia. Altaat ja WC-istuimet ovat valkoista posliinia ja hanat pääosin yksiotemallisia. Elektronisia hanoja käytetään yleistiloissa, hanat liitetään verkkovirtaan. Laboratorioissa pääosin rosterialtaita, huonekorteissa vaaditussa laajuudessa corian tai vastaava. Ionisoidulle vedelle laboratoriohana.
Kiinteistössä on koneellinen ilmanvaihto.
Ilmastointi toteutetaan tavoitteena saavuttaa sisäilman osalta S2 sisäilmaluokan mukaisen ilman laadun.
Rakennus varustetaan ajanmukaisella rakennusautomaatiojärjestelmällä.
Kiinteistöautomaatiojärjestelmä varustetaan myös keskitetyllä pääkäyttöpaikalla (ns. kiinteistövalvomo). Rakennusautomaatiojärjestelmä koostuu kerros- ja konehuonekohtaisista DDC-pohjaisista alakeskuksista.
Rakennus varustetaan automaattisella sammutusjärjestelmällä, sprinkler-märkäjärjestelmänä pl. parkkihallin ajoramppi, joka suojataan kuivajärjestelmänä.
Kohteeseen asennetaan yleisvalaistusjärjestelmä, joka toimii yleis-, kulku- työskentelyvalaistuksena. Kohteen yleisvalaistus toteutetaan toiminnallisten vaatimusten ja tavoitteiden mukaisesti.
Valaistusjärjestelmissä käytetään LED- valaisimia. Valaisimet pyritään valitsemaan siten, että käytetään mahdollisimman paljon saman tyyppisiä valonlähteitä. Valaistuksen värilämpötila sisätiloissa on 4000K.
Valaistusohjaukset toteutetaan käsi-, liiketunnistin-, valoisuusanturi-, rakennusautomaatio-ohjauksilla ja DALI DIGIDIM järjestelmällä, jolla pyritään saavuttamaan riittävä muuntojoustavuus.
Rakennukseen suunnitellaan poistumisvalaistusjärjestelmä, joka osoittaa ja valaisee poistumistiet. Tiettyihin rakennuksen osiin asennetaan standardin SFS-EN 1838 mukainen avoimen alueen valaistus, joka varmistaa henkilön pääsyn poistumisreitille, sekä riskialttiin
työalueen valaistus, joka mahdollistaa toiminnan hallitun pysäyttämisen henkilöturvallisuutta vaarantamatta.
Kiinteistö varustetaan viranomaisten vaatimalla opaste- ja turvavalaistuksella.
Kohteessa varaudutaan ukkossuojausjärjestelmään.
Kohteeseen suunnitellaan yhdessä käyttäjän kanssa kaasuhälytysjärjestelmät valvomaan vuotoja yms.
Kulunvalvontaa, ovien lukitusta, hissien käyttöä varten kohteeseen asennetaan kulunvalvontajärjestelmä. Järjestelmän tehtävänä on tunnistaa ja rekisteröidä henkilöt, jotka kulkevat luvallisesti kiinteistöön sisään sekä estää luvattomien sisäänpääsyn.
Muuta: Kiinteistössä autopaikkoja 70 kpl ja polkupyöräpaikkoja 152.
